I hear this every single year, from both buyers and sellers. And every year, I ask the same question back: why? There's this idea floating around that real estate goes quiet after the holidays start and doesn't pick back up until spring. I get it…the market slows down in some ways. But slower doesn't mean worse. In a lot of cases, the last few months of the year are actually one of the smartest windows to buy or sell, whether you're in Flagstaff, tucked into the pines of Northern Arizona, or soaking up island life on Kauai.
Here's why…
For Sellers: Less Noise, More Serious Buyers
Spring gets all the hype, but that hype comes with a crowd. Everyone and their neighbor is listing at the same time, which means your home is competing against a flood of other options. By the time we hit November and December, that inventory thins out. Fewer listings means the buyers who are still out there looking are actually looking at your home, not scrolling past it in a sea of others.
The buyers shopping right now aren't just kicking tires. People house hunting during Q4 usually have a real reason to move:
A job relocation that can't wait
A desire to close before the end of the year for financial or tax purposes
A second home they want in place before ski season or before Kauai's winter swells roll in
A life change that's pushing them to act now, not "someday"
Motivated buyers move faster, negotiate more reasonably, and are far less likely to waste your time.

If a home is still on the market in November or December, there's usually a reason behind it, and often, that seller is motivated. Maybe they need to relocate. Maybe they're ready to be done carrying two mortgages. Maybe they just want this chapter closed before the new year starts. That can translate into more room for negotiation than you'd typically see during the spring rush, when sellers have their pick of multiple offers. You'll also have less competition on your end. Fewer buyers are actively shopping right now, which means less pressure, fewer bidding wars, and more time to actually think through your decision instead of being rushed into one.
The Financial Piece Matters Too
There are real financial incentives tied to closing before December 31st, particularly around potential tax deductions like mortgage interest, property taxes, and points paid at closing. I'm not a CPA, and I always tell my clients to run their specific numbers by their accountant, but for many buyers, closing before year-end can genuinely make a difference come tax season.
On the seller side, locking in a sale now can mean starting the new year with a clean slate instead of carrying a listing, and the stress that comes with it/having to rethink the marketing plan for listing in a new year!
Northern Arizona and Kauai Don't Slow Down Just Because the Calendar Changes
One of the things I love about the markets I work in is that they don't follow the "typical" seasonal script. Northern Arizona has buyers chasing snow, cozy cabins, and a true four-season lifestyle well into winter. Kauai, on the other hand, is a year-round paradise. There's no off-season for island living. Homes here can show beautifully this time of year too. Think fresh snow on the pines or more mild tropical temperatures . Sometimes the "off season" photographs and ambiance are better than anything you'd get in July.

I'll say what I always say: waiting for the "perfect" moment to buy or sell is a lot like trying to time the stock market. Most people who wait for perfect end up waiting indefinitely.
The better question isn't "should I wait until spring?" It's "what actually makes sense for my life and my goals right now?"
