The Numbers Tell a Different Story (RPR Report Aug 2026)
Everyone assumes the market drags after summer. The data says otherwise.
April (peak season): 102 average days on market
August: 94 average days on market
That's homes moving about 8 days faster than at the spring peak. The market didn't stall. It kept going.
Here's what I take from that:
Serious buyers don't disappear. Well-priced homes are still getting contracts- I would be willing to bet that we watch DOM decrease even more in Q4 of this year, as August and September are traditionally slow with back-to-school activities, but here we are, and the numbers don’t lie.
94 days is still over three months. You have time to tour twice, run the numbers, and negotiate without racing anyone. But like I said, I would imagine this will change when fall truly hits, so prepare yourself for that shift.
Spring brings one type of crowd. Fall brings another. Flagstaff doesn’t tend to hit a true dead season, it has 2-3 week periods of slower movement, and then it picks right back up.
Sellers Who Are Still Here Are Serious
Anyone with a home on the market this late in the year isn't testing the waters. They've usually got a real reason to move, whether it's a job change, a life change, or wanting to be settled before the holidays. Pro tip: ask your agent to check how many price reductions a listing has already had. A seller who's adjusted once or twice by fall is often more open to a real conversation on terms, not just price. October/November is right when sellers are debating renewing their listing agreement or pulling from the market and waiting until next spring (but we all know they’d rather sell instead of having to do that).
If you're reading this as we approach October instead of April, that's the edge.

The Catch
