The Biggest Myth Keeping People From Buying a Home Right Now
“I’m waiting to buy until…”
It's one of the most common things I hear from prospective buyers. And on the surface, it sounds smart. After all, who wouldn't want to buy when rates are lower, prices are better, and everything lines up perfectly? The problem is that the perfect time rarely exists. For most people, buying a home isn't about perfectly timing the market. It's about being ready when the right opportunity comes along. Think about it this way: if someone had told you three years ago exactly where interest rates, home prices, and inventory would be today, would you have believed them? Probably not. The market has a way of surprising everyone—including the experts.
What I see happen more often is that buyers spend months or even years waiting for certainty. They wait for rates to drop. They wait for prices to come down. They wait for more inventory. And while they're waiting, life keeps moving. Meanwhile, buyers who focus on what they can control tend to have a very different experience. They understand their budget. They get pre-approved. They learn what neighborhoods fit their goals. They stay informed. And when the right home appears- they're ready.
That doesn't mean everyone should buy right now. In fact, sometimes waiting is absolutely the right decision! If your finances aren't where they need to be, if your job situation is uncertain, or if you're not planning to stay in an area long enough, buying may not make sense. But those are personal reasons. Waiting because you're hoping to perfectly predict the future is a different story.
The truth is that the best time to buy is usually not when the market feels perfect. It's when your finances, your goals, and your lifestyle align. I've worked with buyers who were convinced they should wait, only to discover that the home they ended up purchasing months later cost more than the one they passed on. I've also worked with buyers who worried endlessly about timing and later realized that owning their home brought them far more stability and peace of mind than they expected.
The buyers who are most successful aren't the ones trying to outsmart the market. They're the ones who understand themselves.
Because while nobody can predict exactly what the market will do next, you can absolutely prepare yourself to take advantage of the right opportunity when it appears- that's where the real advantage comes from.
