Spring in Northern Arizona: Homeowner Tips

As winter fades and Northern Arizona starts to warm up (not that we’ve had much of a winter this year) your home needs a little attention after months of cold, moisture and wind. Spring isn’t just about enjoying nicer weather , it’s the perfect time to reset, protect your home, and get ahead of issues before they become expensive problems.

Here are five essential things every homeowner in Northern Arizona should be doing this time of year.

  1. One of the most important tasks is clearing out gutters and removing pine needles from your roof and yard. As we all sadly know, Northern AZ is no stranger to wild fires. Being fire wise with your property is increasingly important in this day and age. Plant debris builds up quickly over the fall and winter- clogged gutters can lead to water damage, while pine needles on the roof and around the home create a serious fire risk as temperatures rise. Now is also a great time to get a fire safe mesh installed around the base of your deck, trim trees within close proximity to the home, and depending on how close you are to the forest, maybe even getting a go-bag ready. Another thing we often see getting neglected is updating your insurance policy. Our homes increase in value every year here in Northern AZ. If, god forbid, a fire did destroy your home and you don’t have up to date coverage, you could lose out on hundreds of thousands of dollars in insurance reimbursement to rebuild your home. So make sure to put it in your calendar every year that you need to update your home value with insurance- I’m happy to get you Comparative Market Analysis of your home to give you a good estimate of your home’s current value.

  2. Spring is also the ideal time to check your roof and exterior for any damage caused by winter weather. Snow, ice, and freezing temperatures can take a toll. Look for loose shingles, cracked areas, or any signs of wear- don’t forget to check around the flashings, vents, and skylights! Catching small issues early can prevent much larger (and more expensive) repairs down the line.

  3. Another key step is getting your yard and garden ready. As the ground thaws and temperatures rise, it’s time to prep soil, clean up landscaping, and start planning for planting. Whether you’re maintaining a full garden or just refreshing your curb appeal, this is the season to set everything up for success.

  4. Don’t overlook your HVAC system and overall home maintenance. After a long winter, it’s a good idea to replace filters, service your system if needed, and make sure everything is running efficiently before warmer days arrive. This helps keep your home comfortable, keeps your family healthy and can extend the life of your equipment.

  5. Finally, spring is a great time to do what my husband and I lovingly refer to as a “purge”. Your space is a reflection of what’s happening internally- so tidying up, donating clothes and items you don’t use, and opening the windows while you deep clean can bring a whole new energy into the home! Don’t forget to light some palo santo or sage for some true energy clearing.

Taking care of these tasks now not only protects your home, but also helps you enjoy the season without worrying about preventable issues. A little effort in the spring can go a long way in keeping your home safe, efficient, and ready for everything Northern Arizona weather brings next.
