The Agent You Choose Could Cost You the House…
Most buyers think choosing a real estate agent is simple. You go with someone friendly, responsive, and maybe someone a friend or family member recommended. And while those things matter, they’re not what actually determines whether you win the right home- or lose out on it. In today’s market, the difference between getting a home and missing it often comes down to strategy, not personality.
One of the most important things buyers should look for is how well an agent understands the market in real time, in the specific area you’re looking in. Not just what homes sold for last month, but what’s happening right now- how quickly homes are moving, where competition is heating up, and how aggressive you need to be to win. A strong agent should be able to guide you on pricing, terms, and timing based on current conditions, not outdated data or data influenced by their expertise in another area. We learn in real estate school to work only in our area of expertise for a reason. There are many agents that follow their clients, family members, or friends up the hill from the valley to help them buy a home in Northern AZ. This presents problems in many directions, most of which will not come to light until you’re mid-deal. Another key factor is communication. This doesn’t just mean being easy to reach. It means being proactive, clear, and honest. Sometimes brutally honest. A good agent will tell you when a home is overpriced, when an offer is too weak, or when you may need to adjust your expectations. They’re not just there to open doors, they’re there to help you make smart decisions.
Negotiation skill is also critical. Many buyers assume negotiation is just about getting the lowest price, but in reality, it’s about positioning your offer in a way that makes it appealing to the seller. That can include terms, timelines, and understanding what matters most to the other side. The best agents know how to structure offers that stand out, not just ones that come in low. And much of this factor is about creating friendly and communicative relationship with the listing agent, reputation among other agents really does matter- in fact, it can make or break a deal.
Availability and speed matter more than most buyers expect. The best homes don’t sit on the market for long. If your agent can’t get you in quickly, or isn’t responsive when it’s time to write an offer, you could miss opportunities. In a fast-moving market, timing can be just as important as price. Buyers should also look for an agent who prepares them, not just reacts. This means helping you understand the process upfront—what to expect, what could go wrong, and how to navigate it. Finally, look for someone who is focused on your outcome, not just the transaction. The right agent isn’t trying to “get a deal done” at any cost! Yuck. They’re helping you find the right home, at the right terms, with the least amount of stress possible.
At the end of the day, choosing the right agent isn’t about who you like the most- it’s about who will put you in the strongest position when it matters most.
